Many people think the process of changing banks, refinancing or getting a new home loan is time consuming and involves lots of paperwork. Well, no it doesn’t really, but even with the more complicated loans, WE DO ALL THE WORK for you. Yes, that’s what a mortgage broker does.

You simply tell us what you need, gather a few papers and documents according to the lender’s requirements and we’ll basically do the rest.We will inform you about the process upfront so you will know what’s happening each step of the way.

 

1.  You contact us

By phone/email/customer enquiry form. Tell us what you need and we’ll get things started.

2. We’ll get in contact with you and send you a list of things to consider

Including details of what documents (bank statements, car loan, credit card, super balance etc) you need to gather.

3. We meet at your house…

Yes, if you live in and around Beenleigh, Logan, Brisbane, Ipswich, Beaudesert, the Gold Coast or Sunshine Coast (we cover most of Southeast Queensland) then we can come to you.

Otherwise, we’ll arrange a time via phone or skype to talk. We spend as much time as needed with you to fully understand your requirements, lifestyle objectives and financial situation.

At the meeting at your house (or via phone/Skype), we gather all the details and documents we need to fill in the appropriate application forms. With the National Consumer Credit Protection scheme,we are required to examine your total situation, before submitting an application – and we want to find the very best loan to suit you.

It’s in your best interest to tell us everything – we can normally help you no matter what your financial situation is.

4.  We prepare the application

We go through all your objectives, needs, lifestyle requirements then we choose the best available loan product for you. We then fill out the appropriate loan /finance application and prepare all the required documentation. We know you want this to    happen as quickly as possible, so we normally turn this around within 24 hours!

5.  We’ll come back to your house for you to sign all the paperwork…

We will talk you through what everything means and explain in detail what loan/finance product we are applying for. At this point, if you don’t understand anything, just let us know. We spend as long as you need to answer your questions.

6.  We submit the application to the lender

We go through all your objectives, needs, lifestyle requirements then we choose the best available loan product for you. We then fill out the appropriate loan /finance application and prepare all the required documentation. We know you want this to    happen as quickly as possible, so we normally turn this around within 24 hours!

7.  We’ll call you around day 5 to give you an update

Even if we haven’t heard from the lender after about 5 days, we will update you as we know you can’t wait to hear what the decision is….

8.  The lender will give conditional approval of the loan…

This may be dependent on a valuation of your assets (your current home, for example). If so, we will help to organize a valuer to come out and provide a valuation, or sometimes the lender will order the valuation … this normally takes 3 to 4 days.

9.  The valuation goes back to the Lender, who gives unconditional approval

Or if you have less than a 20% deposit, the Lender organizes mortgage insurance for you (which is a government requirement).The application and the valuation are then submitted to the Lender’s Mortgage Insurer (LMI). Applications will not be referred on unless they are in a satisfactory position to be accepted by the LMI.

10.  Pop the champagne!

Providing everything is in place, you should have unconditional approval within a fortnight. When the application is settled and you have moved in, it’s time to charge your glasses and celebrate! We will drop in to congratulate you! (provided you are in the local area).

Should your contract require special treatment we will approach the lender to escalate your application or send it to a lender who can help with special circumstances. For example, you may need an approval in 24 hours. We can help to arrange that.

What if I’ve had financial difficulties in the past?

Call us anyway, because we help people all the time to organize their finances in preparation for a loan application. For example, if you have an outstanding payment on an existing loan, you will need to clear this before we apply.

You’ll probably also need to ensure you’ve at least made minimum payments on your credit cards. Tell us what your situation is, and we’ll guide you through the process.

This must be done before you can apply for a loan and, yes, this process may take a little time. That doesn’t matter … what matters is, if you are willing to work with us, we’ll eventually get the right loan for you, even if it means helping you with a savings plan or to tidy up your financial affairs for a certain period before applying for a loan.
